This time a luxury villa in the resort of Jurmala, Latvia in the showcase. My regular readers will have noticed that I’m partial to Eastern European layouts (no open-plan, that is…). I cannot really claim that this luxury villa is a green home. In this case it probably depends on what materials have been used.

The two main reasons why I wanted to show you this plan was a) the bathroom, b) the way it cleverly tucks away the staircase from the main living space.

Many architects forget that this is possible and in some cases advisable. The question you should ask yourself (if you build on your own) or your client (if you’re commissioned on a projects) – do I really need the staircase poking out and interrupting the flow of rooms?

Well, you might argue that a posh marble staircase will work perfectly as a centre attraction of an entrance hall and I will say, fair enough, it might.

But consider if you don’t have the entrance hall or it is not big enough, or its shape is not straightforward – in that case you will find that hiding the staircase altogether gets a better result.

Now to my favourite part of the house – the bathroom complex. It starts on the left from the hall with a small corridor (to exclude as much damp as possible). It leads to the WC, Russian steambath (two chambers behind the WC) and a huge marvellous bathroom… Is it a bath or a pool? Oh, it probably depends on how spoiled you are 🙂

The natural stone tiles, wall painting and the sensual ceiling lighting makes for a wonderful atmosphere. Apart from the rags hanging from the windows, this is probably the best bathroom design I’ve seen for a while.

Amazing! I know this is a luxury villa but providing you’ve got enough space, everyone can make this sort of a bathroom as a DIY project.

The materials used look expensive but there’s nothing that couldn’t be replaced by a lower spec and locally sourced materials. As far as the bathrooms are concerned, this villa is a bathroom galore. Upstairs all four bedrooms are en-suite.

Someone’s really keen on water! The waterfront is only some 50 yards away but they still cannot get enough.

Finally, the facade. Is it your sort of thing? I certainly like the 30s style. It’s not a 30s house, though – it was built a couple of years ago.

Price-wise, this is a very expensive house. It is currently on market for EUR3,700,000. Is it really worth it? Well, yes and no… houses in this particular place have been sold for EUR2 million plus. Although not particularly big for its price tag, if you can afford it, this is a very high-quality villa.
